Property Equity Less Expenses
This column shows the net financial result, year by year, of buying a property if you choose to sell your property at the end of that year. The sum consists of mortgage capital, mortgage interest paid, spending on property maintenance and buying and selling costs.
Investment Value Less Expenses
This column shows the net financial result, year by year, of renting a property and investing the funds that you would otherwise use as a deposit where you purchase the property. The sum consists of the predicted future value of your investment capital, less rent and maintenance paid.
Assumptions
It is assumed that selling costs and rent rise in line with property price inflation, while maintenance rises in line with general retail price index inflation.
